Most people think selling their home over the holidays is a bad idea. The house doesn’t look as nice during the winter. Moving over the holiday would ruin the holiday. And let’s face it, the weather in Papillion and all of Nebraska is brutal over the holidays….Who wants to do anything. But there are great reasons to sell your Papillion home during the holidays.
Buyers are motivated
My wife and I will spend a Sunday in the summer going to open houses just to get out for the day. We have no intention of buying in the near future. In the spring and summer many of the people walking through your house are just taking the day to look at some nice homes.
In the harsh winter only the diehards come out. You may get far fewer showings, but much better showings in the winter. Anyone braving the winter to see your house is a serious buyer.
The holidays are emotional
Buying a home is an emotional experience. Parents imagine their kids playing in their rooms or in the basement. Young couples imagine hosting parties in the kitchen. Over the holiday, families get a chance to see a bit what Christmas might be like in their new home…And what is more emotional that Christmas? Turn the heat up a bit to make the home cozy when buyers walk in from the cold, put out a few tasteful holiday decorations, and get a cookie or pine tree candle going to create the perfect holiday atmosphere. Once a buyer imagines hosting their holiday party or waking up in the home Christmas morning you got them!
You don’t have to move over the holidays
I bring this point up because so many sellers have told me they do not want to move over the holiday season. I completely agree having to move before or right after Christmas would ruin my holiday. But remember that selling your home and closing on your home are two very different dates. If you sign a contract on your house around the holidays you will not move for 20 to 30 days after. You will have plenty of time to enjoy the holiday, pack your bags, and move out of the home. As the seller, you can even set the date of the close in the contract that works best for you.
You will have a better experience selling over the holidays
Real estate slows down over the holidays and there are fewer buyers and sellers. Many professionals are involved in the transaction and in the busy summer all of them are dealing with a higher number of transactions. If you have ever been to an amusement park during the busiest time of the year, you know that no matter how professional the staff the experience is just not as good as it would be on the slowest day. A slow real estate market means you are more likely to have a smooth transaction and more personal attention.
